Due to the unique design features of patio and zero lot line housing, the following supplemental design requirements shall apply:

A. Such projects shall have a minimum of two and one half acres.

B. Minimum lot area shall be three thousand (3,000) square feet per unit.

C. Minimum lot width shall be forty (40) feet.

D. Where a unit is to be constructed at or on the property line, a five-foot private maintenance easement shall be provided on the adjoining lot.

E. At least one side yard extending not less than five feet from the property line shall be provided. Where a second side yard is provided, though not required, it too shall have a minimum width of five feet.

F. The side yard of the exterior units shall be as prescribed by Table 2. (Ord. 99-O-25 § 3.2, 1999)
